ekoLiving is seeking an Assistant Manager to add to our team!

We are a small development and management company based in the Portland/Vancouver area. We have a tight-knit team of individuals that all contribute to the overall success of our company and you are family here, not just a number.

This position requires fast-paced productivity, critical thinking skills, the ability to multi-task, and advanced computer skills. We utilize Google Sheets, AppFolio, TenantTech & Outlook.

Essential Functions

  • Maintain financial records for the property and assist the manager with property operations and inspection functions.
  • Help with answering phones as a back-up, direct to proper party.
  • Conduct property inspections for various reasons and resolve issues that arise.
  • Maintain accounting/financial files.
  • Assist with violation notice preparation, sending proper notices of entry.
  • Complete any required reports.
  • Prepare and send notices of entry for OR units with proper notice period, and facilitate inspections.
  • Resolves resident complaints and answers resident questions.
  • Assists in follow-up with service requests performed by the maintenance staff.
  • Conducts property business according to company policy.
  • Performs other duties as necessary to meet the needs of residents, the property manager, and the properties.
  • Realize the maximum revenue potential of the property; timely service and enforcement of evictions for violation of the community rules and regulations that cause loss of revenues.
  • Ensure the physical well-being and curb appeal of the properties.
  • Move-outs to ensure collections of rent through the vacating date, ensure the timely vacating of all apartments, to minimize loss of income, inspect all vacated apartments for accurate costs of turnover, assist managers to process all final accounting in a timely manner. Proper notifications to resident required.
  • Maintains positive living environments for community residents through prompt conflict resolution and consistent follow-up. Ensure the safety, comfort and privacy of all residents, work to maintain high occupancy.
  • Assist in cross-training any new personnel to ensure they are aware of their job responsibilities and the policies of the apartment community and WDC Properties/EkoLiving.
  • Work with maintenance staff to ensure property is maintained to high standards while keeping budget in mind.
  • Establish and maintain a good working relationship of harmony and a TEAM EFFORT among all personnel.
  • Supervise assigned accounts to identify unresolved debts.
  • Develop effective repayment plans; track and report on bad debts.
  • Follow-up with clients on overdue accounts.
  • Research and implement effective collection techniques.
  • Track and record customer payments through our collection process.
  • Create and send monthly account statements to clients.
  • Respond to client account queries in a timely and professional manner.
  • Complete and report weekly Bad Debt & tracking.
  • Comply with all WDC/ekoLiving employee policies and procedures.
  • Comply with the Fair Housing & state/local laws.
  • Other responsibilities deemed necessary.

*RELIABLE TRANSPORTATION IS REQUIRED.*

Travel between properties is necessary. Mileage is reimbursed.

Job Type: Full-time

Pay: From $23.00 per hour
