Job Summary: We are looking for a self-assured, reliable commercial construction project manager to supervise the company's projects. The Commercial Construction Project Manager (PM) is responsible for the daily management, coordination, and oversight of construction projects, including successful project planning, execution, and closure. The PM plans and directs all construction activities and administrative processes in order to deliver high-quality projects on time and within budget. The PM successfully achieves objectives related to estimating, bidding, contract administration, schedule generation, and facilitation.

Commercial Construction Project Manager Responsibilities:

• Oversees multiple construction projects from preconstruction through project close-out.
• Collaborate with engineers, architects and other workers in the same project,
• Interpret construction documents to create detailed scope(s) of work to contract trades on projects
• Develop and maintain positive client relations.
• Negotiating the best contracts to ensure maximum profitability.
• Determining the necessary resources (time, cost, labor, materials) for each project.
• Work with Superintendent to develop the initial project schedule, from Preconstruction through project closeout.
• Revise the project schedule (both Preconstruction & Construction) as changes are made and design is updated.
• Prepare and report project progress, budget and cost estimates, along with work timetables.
• Performing detailed analyses and drawing up reports for relevant stakeholders.
• Review prime contract AIA A141 and attachments for accuracy prior to execution.
• Prepare bid packages and scope of work for each trade. Send to subcontractors and vendors for pricing.
• Hiring staff and subcontractors and delegate their responsibilities.
• Attend superintendent meetings to remain informed of project-specific issues. Provide guidance and supervision as required.
• Assessing the progress and performance of all workers involved.
• Ensuring compliance with all building codes, safety, and governmental regulations.
• Responsible for any delays, emergencies and problems that can arise.
• Explain contract and technical matters to others in a clear manner.
• Obtaining relevant permits and licenses.

Commercial Construction Project Manager Requirements:

• Bachelor's degree in construction management, architecture, engineering, or similar.
• 5+ years’ experience working for a general contractor as a Project Manager managing from the office (Not the job sites) 3-4 projects at one time, pending the size of the project.
• Multiple ground-up Healthcare/High-Rise/ Mixed Use projects completed.
• Worked on (start to finish) projects over $30 million.
• Must have very Strong Computer and software skills and be very fluent in the following Microsoft software: Word, Excel, Teams, Share Point, Microsoft Project, Outlook etc.
• Must be very fluent in MS Excel and MS Project, with expert knowledge in both of their functionality.
• Knowledge and use of Procore or similar.
• Advanced understanding of construction processes, principles, materials, and tools.
• Ability to quickly read and understand blueprints/plans of multi-family or large commercial builds
• Ability to read, understand and possess a profound knowledge of Project Budgets, Project Schedules, RFI’s/RFI Log, Submittals/Submittal Log, Purchases/Purchase Logs, Client and Subcontractor Change Orders & Logs, shop drawings, CTC’s (Cost to Completes),WIP (Work in Process), shop drawings, specifications, AIA Billing Requisitions, subcontractor scopes of work, Drawings/Logs, Client Close-Out Packages, Maintenance Manuals, As-built Drawings, Punch Lists.

Job Types: Full-time, Contract

Pay: $120,000.00 - $200,000.00 per year

Schedule:

• 8 hour shift
• Day shift
