POSITION GOALS
This position reports to the JLL Account Director/System Maintenance Director, oversees system day-to-day operations for the Maintenance and Engineering department, including plant operations, utilities management, life safety and grounds. Participates in the development, recommendation, and administration of policies, procedures, and processes in support of operations within scope. Directs the work of Facility Directors within the account, develops and delivers performance evaluations and provides guidance to team members on the account. May serve as alternate to Account Director in their absence. Represents Maintenance and Engineering on client and JLL committees as needed and/or requested. Ability to mentor and lead Facility Directors as well as others on the account. Ha proven great communication, collaboration, and problem-solving abilities.
DUTIES AND RESPONSIBILITIES
Ensures a safe work environment and compliance with JLL and client standards.
Oversees the operation, staffing, performance, and development of the Facility Directors, including annual reviews and goal setting.
Supports Facility Directors with development and management of operational site budgets (and capital if applicable).
Acts as a driver to accomplish key performance indicators as identified mutually by client and JLL.
Develops and implements best practices and innovations.
Supports and encourages partnership between JLL and Main Line in all aspects of the work.
Partners with JLL Sourcing/Contracting Manager and other services provider(s) to provide consistency and use of best practices throughout client portfolio.
Oversees the development and timely submission of monthly/quarterly/annual reporting appropriate. Ensures that all Federal, State, and local reporting is being completed as required on a monthly, quarterly, or annual basis. Maintain records as required
Ensures Facility Directors maintain timely and compliant records, utilizing standardized formats.
Manages and encourages participation in recognition awards programs.
Understands the customer’s organization, including key stakeholders, to facilitate effective communication and understanding to support the JLL and MLH partnership.
Provides technical oversight as related to suppliers and consulting engineers retained for projects.
Works with key stakeholders to ensure compliance as related to proper closeout and commissioning requirements are being followed including the collections and archiving of all necessary critical documents.
Ensures that key stakeholders are properly maintaining archives of drawings, schematics, equipment operations manuals, warranty documents and other critical information.
Monitors and ensures that facility work order requests, both planned and reactive, are being completed and closed out within required timelines and in accordance with agreed service levels.
Ensures compliance with vendor contract implementation and execution, consistent with the requirements of the MSA.
Participate in client mock surveys, inspections, audits, etc. as they relate to scope of work.
Oversees Facility Director and site staff compliance with CMMS (Corrigo, etc.), and ensures all planned work orders are completed within required timelines.
Ensures safety program goals are properly communicated to suppliers and that all safety training documentation is completed as required.
Support and ensure compliance with HSSE and EOC requirements.
Is available to respond to support operations in emergent situations (floods, fire, leaks, etc).
Ensure ATG Compliance Manager program is being appropriately used by team.
Ensure Facility Directors manage their teams to use technology to maintain high productivity levels.
EMPLOYEE SPECIFICATIONS KEY COMPETENCIES
Qualifications
TJC/CMS survey experience at hospital level. Fully knowledgeable of activities necessary to produce a state of perpetual readiness at all hospitals and spaces in scope.
Prefer Bachelor’s degree or equivalent work experience in Hospital Facilities Management with management/technical emphasis.
Strong organizational and management skills.
Excellent interpersonal and supervisory skills. Excellent interpersonal skills and experience leading/managing a complex team.
Experience in matrix management (JLL/client).
Fundamental skills in critical systems such as emergency/stand-by generators, automatic transfer switches, un-interruptible power supply (UPS) systems, power distribution systems, UPS batteries, BAS, etc.
Strong verbal and written (report) communications skills; superior presentation skills.
Strong judgment, problem-solving and crisis management skills.
Technically proficient in operations of Building Management Systems, Life Safety Systems, CMMS, Microsoft Office, Power Point, and Microsoft Outlook software.
