Job Title: Sr. Property Manager

Job Purpose: Overall operational responsibility for performance and maximum profitability of a high-rise, luxury, multifamily asset. Works closely with the Property Manager in reporting and operating components and management.

Responsibilities:
  • Directly responsible for the day-to-day management and operations.
  • Responsible for overall financial performance of the property and preparing and operating within the annual budget.
  • Lead customer service program and interact daily with residents, visitors, and employees of the asset to ensure a safe, clean and class A environment is maintained.
  • Oversee common area, amenity, valet, elevator, and concierge operations. Perform physical inspections of the property and verify conditions.
  • Manage city and county relations to include licensing, code management, violation rectification, etc.
  • Partner with PM to ensure incident reports are completed and submitted.
  • Manage vendor relations to ensure all vendors are executing satisfactory provisions of services in accordance with contracts.
  • Manage staffing, or contract services for, security, maintenance, grounds keeping personnel and onsite management team; review and approve payroll; and manage employee relations.
  • Build and maintain partnerships with the commercial tenants of the property.
  • Direct the preparation of operating and financial reports on status of properties, including project updates, variance reports, owner reports, occupancy rates, asset note completion, annual inventory updates and dates of lease expirations.
  • Provide direct oversight of Property Manager responsibilities and compliance standards and practices.
Requirements:
  • High School diploma or equivalent
  • Experience managing a class A multi-family, high rise property, with commercial components
  • Minimum 3 years of experience as a Property Manager
  • Solid experience with MS Office
  • Proven experience in providing excellent customer service
  • Working knowledge of Fair Housing, ADA, and state and county requirements as it relates to property management
  • Multi-use Hi-Rise experience required
